Roofing Contractor Agreement

The Undersigned Roofing Contractor:

Agrees to install all roofing materials and accessories in a workmanship like manner following generally accepted roofing standards that not only meet the local City/County's current IBC and IRC Building Codes and their Amendments but also meets the 2009 IBC and IRC Building Codes as well as both the current and legacy reports from ICC Evaluation Services, Roofing Manufacturer's Association Installation Manuals and Specifications, whichever is more restrictive as detailed in our roofkey Roofing Guidelines.
Understands that to receive our Report that states: "This Roof PASSES our Final Roof Inspection." the Roof Installation must follow what is listed on our roofkey Roofing Guidelines web page.
Agrees to review our roofkey Roofing Guidelines web page with the Property Owner. Agrees to also inform the Property Owners of the risks involved if they should choose to Opt Out of any of our roofkey Roofing Guidelines that are not required by their local City/County Building Department. If the Property Owner does elect to Opt Out of any of the roofkey Roofing Guidelines, we will write a Conditional PASS Final Roof Inspection Report. Our Conditional PASS Final Roof Inspection Report will list any items from our roofkey Roofing Guidelines that were Opted Out of by the Property Owners but will contain the words "However this roof PASSES our Final Roof Inspection because we understand that the Property Owners have Opted Out of the above listed roofkey Roofing Guidelines and/or Corrections/Observations."
Agrees to subject their roofing products and installations to independent inspections under our Roof Inspection Service, when purchased by the Property Owner, Home Owner Association, Property Management Company or any other entity including the Contractor themselves.
Understands that when we are performing our Roof Inspection Service we make our observations and write corrections from spot checking many different areas of the roof. We do not check everything in all areas and it is impossible to find all the mistakes that may have been made installing the roof. We do not guarantee that the roof installation will be free from future leaks or other problems or litigation. If there are problems that arise after the roof installation passes our inspection it is still the Roofing Contractors responsibility to correct them.
Agrees to make any and all corrections our Inspectors observe within specified time limits, which is generally thirty (30) days, unless there are some circumstances that, in our opinion, would require more time.
Agrees to pay any and all of our RE-Inspection Fees as defined on our web page Roof Inspection Service Fee. Contractor agrees that Property Owners should never have to pay for the mistakes of the Roofing Contractor and will pay any and all of our RE-Inspection Fees should they have corrections/observations that need to be addressed which requires us to perform RE-Inspections.
Understands that being on our Pre-Qualified Roofing Contractors web page does not mean RE/COR Inc. and our website www.roofkey.com is endorsing this or any other company on this web page. It simply means that the contractor has one or more "CURRENT" Roof Installations that have PASSED both our Mid-Roof and our Final Roof Inspections, and has met our Roofing Contractor Requirements and has signed our Roofing Contractor Agreement.
Understands that RE/COR Inc. or www.roofkey.com does not guarantee the business ethics or workmanship for the installation of roofing materials and accessories by any of the Pre-Qualified Roofing Contractors listed.
Understands that should the Roofing Contractor fail to resolve and make good any corrections observed by our Inspectors or violate any of our Roofing Contractor Requirements or any of the conditions or terms of our Roofing Contractor Agreement or for any other reason RE/COR Inc. deems valid to shelter Property Owners from possible problems and hassles, their Contractor's name may be suspended or removed from our Pre-Qualified Roofing Contractors web page.
Understands that, in the future, the terms and conditions of this agreement and/or the requirements listed below may change at RE/COR Inc.'s sole discretion. The Roofing Contractor will be notified via e-mail of the changes and will have (30) thirty days to re-sign the new agreement. If electing not to sign within (30) thirty days of notification of the change to this agreement, the Roofing Contractor's name will be removed from our Pre-Qualified Roofing Contractors web page.
States that they meet, and will stay current with, all of the Roofing Contractor Requirements listed below.

Roofing Contractor Requirements

Below are the Roofing Contractor Requirements for Roofing Contractors to be listed on our Pre-Qualified Roofing Contractors web page.

Roofing Contractors:

To INITIALLY be listed on our Pre-Qualified Roofing Contractors web page:
Contractors must first have at least (1) one Roof Installation PASS both our Mid-Roof and our Final Roof Inspections in at least (1) one of the IBC or IRC approved Type of Roof Covering Categories listed on our Pre-Qualified Roofing Contractors web page. Contractor's company name may appear in more than (1) one of the IBC or IRC approved Type of Roof Covering Categories listed on our Pre-Qualified Roofing Contractors web page if they have Roof Installations that have PASSED both our Mid-Roof and our Final Roof Inspections for that Type of Roof Covering.

Roof Installations must Pass both our Mid-Roof and our Final Roof Inspection with no more than (1) one Mid-Roof RE-Inspection and (1) one Final Roof RE-Inspection performed. The date of Passing our Final Roof Inspection or RE-Inspection must be within (30) thirty days prior to being initially listed on our Pre-Qualified Roofing Contractors web page. See our Roof Inspection Service Fee web page for more information about our Fees.
To CONTINUE to have the company's name listed on our Pre-Qualified Roofing Contractors web page:
Contractors must have other Roof Installations PASS both our Mid-Roof and our Final Roof Inspections every 90 days since the "CURRENT" listed Roof Installation will only be listed on our Pre-Qualified Roofing Contractors web page for a period of 90 Days.
Must have been in business as a Roofing Contractor installing roofing materials for a minimum of (1) one year prior to applying to have their company's name listed on our Pre-Qualified Roofing Contractors web page. Acceptable proof of that will require the verification of a current City/County Building License for roofing and the date issued.
Must state that the Ownership and/or Operations Management has not changed hands for a minimum of (6) six months prior to applying. Any significant changes in ownership and/or management will require the reapplication and signing of our Roofing Contractor Agreement.
Must carry at all times General Liability and Completed Operations Insurance with a minimum of $2,000,000.00 in coverage and present to the Property Owner an Insurance Certificate as Proof of Insurance prior to the start of the job. If using Subcontractors, the Roofing Contractor must provide the Property Owner Proof of Insurance Coverage for each Subcontractor prior to the start of the job.
Must carry at all times Automobile Liability Insurance with minimum limits required by Colorado law and present to the Property Owner an Insurance Certificate as Proof of Insurance prior to the start of the job. If using Subcontractors, the Roofing Contractor must provide the Property Owner Proof of Insurance Coverage for each Subcontractor prior to the start of the job.
Must carry at all times Workers' Compensation Insurance with required statutory limits and present to the Property Owner an Insurance Certificate as Proof of Insurance prior to the start of the job. If using Subcontractors, the Roofing Contractor must provide the Property Owner Proof of Insurance Coverage for each Subcontractor prior to the start of the job.
Must be in good standing with the local Better Business Bureau and remain that way.
Must not currently be in any litigation or become involved with any litigation where the Roofing Contractor's work has been called into question without informing RE/COR Inc. of the details for review to decide the status of being listed on our Pre-Qualified Roofing Contractor web page.
Must provide RE/COR Inc. with details and outcome about any past litigation where the Roofing Contractor's work was called into question for review to decide the status of being listed on our Pre-Qualified Roofing Contractor web page.
Must obtain a Building Permit from the local City/County Building Department where required for all roof installations.
Must install roofs adhering to the high standards as detailed in our roofkey Roofing Guidelines and sign and agree to the terms and conditions of our Roofing Contractor Agreement.

Once your Roof Installation has PASSED both our Mid-Roof and our Final Roof Inspections your company's name will appear on our Pre-Qualified Roofing Contractors web page if you have met all the requirements listed above. Please allow up to (2) two weeks before web page is updated.

I, the undersigned, meet all the requirements listed above and agree to the terms and conditions listed in the above Roofing Contractor Agreement.
