Hail Storms - Hail Damage
 Selecting a Contractor

Roof Inspection Service

How do you know your roof is installed properly
with the correct materials and accessories?
You Really Don't Know.

Our Roof Inspection Service will give you Peace of Mind.

After years of performing roof inspections for various Metro Denver City/County Building Departments, our Roof Inspection Service is now also available to all property owners and builders throughout Colorado.  Our Roof Inspectors are thoroughly trained with the Property Owner's best interest in mind to properly inspect concrete tile roofing, cedar shakes, asphalt shingles, and most flat roofing membranes plus many other alternative types of roofing materials.

We perform a Roof Inspection Service only.  We do not sell or install roofing products
or represent any roofing materials or roofing contractors
~ so there is no conflict of interest.

We perform roof inspections to determine if the roofing materials and accessories are installed in a workmanship like manner following generally accepted roofing standards that meet the local City/County’s current IBC and IRC Building Code and their amendments as well as both current and legacy reports from ICC Evaluation Services, roofing manufacturer’s association installation manuals and specifications, whichever is more stringent as detailed in our roofkey Roofing Guidelines

To Property Owners who use our Roof inspection Service: Understand that when performing our Roof Inspection Service we make our observations and write corrections from spot checking many different areas of the roof.  We do not check everything in all areas and that it is impossible to find all the mistakes that may have been made installing the roof, but we do not miss much.  We do not guarantee that the roof installation will be free from future leaks or other problems or litigation, but we will greatly reduce your chances of having to deal with them.

Our Roof Inspection Service is for both New Roof Installations and Older Existing Roofs.

For Property Owners who have property located in areas
where
RE/COR Inc. performs their City/County
Building Department's roof inspections.

In the areas where we perform our Roof Inspection Service for your City/County Building Department's Roof Inspections, the City/County pays for all our Roof Inspection Service Fees as long as the Roofing Contractor has obtained a Building Permit.

If a Roofing Contractor does make some mistakes and we have to perform RE-inspections the City/County pays for our service to RE-inspect the roofs.

Our Roof Inspection Service is used by different City/County Building Departments at various times.  At this time, because of the economic conditions the City/County Building Department(s) find themselves in, our Roof Inspection Services are not being utilized by any City/County Building Department.

For Property Owners who have property located in areas
where RE/COR Inc. does not perform their City/County
Building Department's roof inspections.

Property Owners outside of the City/County Building Department areas where we provide our Roof Inspection Service can now also get the same Peace of Mind knowing their roof has been properly and thoroughly inspected.

Each property owner now can purchase our Roof Inspection Service, if we are not contracted with their City/County Building Department. (See our web page Roof Inspection Service Fees.)

Mid-Roof or Final Roof Inspection

for New Roof Installations

  • Mid-Roof Inspection: This type of roof Inspection should be performed with all types of New roof installations, sometime after the roof is started but before too much of the roof is completed to inspect the materials, flashings, fasteners, and their installation that will be hidden under the roof covering material.

A Mid-Roof Inspection is essential for Tile Roofing and should be performed after the installation of the underlayments, flashing, and battens but prior to the installation of the Tile.

If the Tile roofing has been completed without passing our Mid-Roof Inspection, we will have to perform the Mid-Roof Inspection at the time of the Final Roof Inspection.  We will have to remove some tile which will add additional time.  When performing a Mid-Roof Inspection at the same time as the Final Roof Inspection it is impossible to do as good of a Mid-Roof Inspection as it would have been with the underlayments exposed.

  • Final Roof Inspection: This type of roof inspection is the main and most important for a New roof installation.  This type of roof inspection is to check for the proper installation and use of roofing materials and accessories and should be performed soon after the completion of a new roof.  Passing the Final Roof Inspection will give you the Peace of Mind of knowing the roof was properly installed.

Our goal in performing our Mid-roof or Final Roof Inspection is to give the roofing consumer Peace of Mind knowing that their new roof is really installed properly using the appropriate roofing materials and accessories. This type of Roof Inspection is the same as we have been performing for years for several City/County Building Divisions.

A typewritten Digital Photo Roof Inspection Report is not included but can be requested for an additional $135.00.  This type of roof inspection report will be e-mailed to you or mailed by postal service a few days later.  Photos are generally not needed with Mid-Roof and Final Roof Inspections unless there are unresolved problems or concerns.  However, in some cases, where there are many corrections and/or major corrections discovered, a Digital Photo Roof Inspection Report is recommended for better documentation or in case of litigation.

All roofing contractors, suppliers, manufacturers and general contractors or builders make mistakes.  It does not matter how small or large, or how long they have been around, or what their reputation is - they all make mistakes and more frequently than you would think.  Each roof is different.  In fact we have found that sometimes each slope can be different.  Where one slope may be correctly installed with the proper materials and accessories, the next slope has many mistakes or omissions.

Other websites and radio and TV consumer shows just refer roofing contractors. There is no verification that the work was done correctly.  Only after the job is completed, and there is a problem, do a few even get involved.  The roof may look good but be completely installed wrong.

Condition of Roof Inspection Service
or Hail/Storm Damage Roof Inspection Service

for Existing Roofs to determine the Condition/Life Expectancy of an older roof or Problem Areas or Proper Installation
or when possible litigation may occur or to determine Hail/Storm Damage to the roof.

  • Condition of Roof Inspection: Generally this type of Roof Inspection is used for Existing Older roof installations.  1) where there is more of a concern for determining the life expectancy and condition of the existing roof due to age, storm damage, or ongoing roof leaks and other roofing problems; 2) where the condition of the roof and potential problem areas can be properly ascertained prior to requesting estimates for the replacement of the roof so that the bids obtained address these issues and are more likely to be apples to apples.  (See our web page Writing a Request for Proposal)
  • Hail/Storm Damage Roof Inspection: This type of Roof Inspection is performed to determine the damaged to the roof, if any, caused by a weather event such as Hail or Wind.  Our Hail/Storm Damage Roof Inspection and Digital Roof Inspection Report can be used in arbitration.  Rarely does a dispute go that far once we are involved.

Our goal in performing a Condition of Roof Inspection is the same, to give Peace of Mind to Property Owners, Homeowners Associations, Property Management Companies, Home Builders, and Realtors.  Our Roof Inspection Service can provide vital, unbiased information where there is more of a concern for determining the life expectancy and condition of the existing roof due to age, storm damage, or ongoing roof leaks and other roofing problems.

This type of roof inspection is also performed when possible litigation may occur or there is a dispute between parties.  This often occurs when a problem has been discovered and the concerned party receives little or no response from the roofer or builder.  Hail/Storm Damage Roof Inspection provides documentation of the damage to the roof, if any, a hail or wind storm may have caused.  A typewritten Digital Photo Roof Inspection Report is included with this type of roof inspection.  The Digital Roof Inspection Report will be e-mailed to you or mailed by postal service a few days later.

Property Owners can better budget for repairing or replacing their roofs if the condition of their existing roof is properly evaluated.  Potential problems can be discovered before they become major problems which will save Property Owners money, time and headaches.  Also, documenting the current condition of a roof will lessen the chance of having a questionable damage claim with your insurance company if a hail or wind storm should occur.

If roofing problems from leaks to wind blow offs have started to developed or the roof has suffered damage from a storm or the roof is at the end of its life a call to us will save time, money, and effort in getting the problem properly solved.

When should a thorough, professional roof inspection be performed?

  • When purchasing a newly built home or building from a Builder or General Contractor.
  • When you have a new roof installed on your own property.
  • When an existing property is purchased, whether it has had a new roof recently installed or not.  Ideally, we should inspect the roof before it is purchased.

  • When your roof has never been properly inspected.

Why should a thorough, professional roof inspection be performed?

  • Overall, about 70% of the roofs we inspect fail our initial roof inspection based on years of performing roof inspections for several City and County Building Departments.  There are many reasons why they fail our roof inspection, from minor to major corrections.  And yes, at one time or another, most contractors have had to replace or perform major repairs to pass our roof inspection.

  • Most Builders or General Contractors no longer supervise or inspect sloped roofs due to the high risk and costs of injury.
The roofing installation is the least supervised and inspected aspect of the building process, yet it is one of the most important.  After all, the roof covers and protects everything else.

  • City and County Building Department inspectors do not have the time to perform a thorough roof inspection and it is the most disliked type of building inspection they perform.  Most City/County Building Inspectors have not had the experience and knowledge gained by owning and operating their own roofing company and years of installing many different types of roofing systems.  The City/County Building Inspectors do perform a good service for the amount of time and roofing experience they have and the bureaucracy they have to deal with in a government job.  Their job is to check the roof installation for compliance to the basic Building Code and that is all.  They are not consumer advocates or project superintendents and should not be.  There are very few people who are comfortable walking around on sloped surfaces high above the ground, especially on steeper roofs.  The risk of injury is far greater than any other type of inspection a City/County Building Inspector performs due to lifting and moving ladders and falling off ladders or roofs.

  • A home inspector should not perform the roof inspection.  Most have limited or no experience in the roofing industry and are simply not qualified and not comfortable walking around on roofs.  Many do not even get up on the roof, inspecting the roof from a ladder or using binoculars from the ground.

  • There is no way of really knowing if your roof is in fact installed properly with the appropriate materials and accessories without having it thoroughly and competently inspected.  Problems with roofing materials, accessories, and installations range from minor to major defects, errors, and/or omissions that may not show up right away, but will maybe months or years later.

  • To have Peace of Mind knowing the roof was installed properly reducing the chances of future leaks or other roofing problems.
Our Roof Inspection Service will give you Peace of Mind knowing someone who really knows their business looked at your roof.

  • Having your roof thoroughly inspected by our Roof Inspection Service greatly reduces the chance of litigation over roofing related problems, which is one, if not the most litigated, aspects of construction.

  • An older existing roof should be properly inspected so that you will have a better idea how much longer it will last and if and what problems might arise.

  • The manufacturing, supply, and installation of roofing materials and accessories varies and can be quite difficult and complicated to do properly with consistency.  There are many different types of roofing materials and accessories that make up a roofing system and many different aspects of installing a roof system that many are not aware of.  These issues may come to light when a roof is properly inspected.

  • Know what condition the roof was in prior to a storm.  There would be less chance of having a questionable damage claim with your insurance company if a hail or wind storm should occur when you have used our Roof Inspection Service.

Why should you use RE/COR Inc. and our Roof Inspection Service?

  • There are few, if any, companies whose main business is the inspection of roof installations as ours is.  We perform a Roof Inspection Service, we do not sell or install roofing products or represent any roofing materials or installation companies ~ so there is no conflict of interest.

  • Our vast amount of experience is equal to none.  Since 1999 RE/COR Inc. has contracted our Roof Inspection Service to several Metro Denver City/County Building Departments as their sole or major residential and commercial roof inspector.  Some have used our company when hailstorms have damaged the roofs in their area.  As a private contractor, we inspected most of the residential and commercial re-roof inspections for the City of Aurora, Colorado from February, 1999 through and until June, 2007 when new construction in the home building industry slowed due to the mortgage industry collapse and low City/County revenues.  From May, 2005 until August, 2009 RE/COR Inc. inspected all the residential and commercial new roof construction and re-roof installations for the City of Greenwood Village, Colorado, again ending due to the slow down in new construction and low City/County revenues.  We have also performed our Roof Inspection Service for other Metro Denver City Building Departments, Individual Property Owners, Homeowners Associations, Property Management Companies, Home Builders, Insurance Companies, and Realtors  ~ all to their satisfaction.

  • Our expertise is in all types of Steep-Roofing products including asphalt shingles, cedar shakes, clay and concrete tile, new alternative roofing materials and some flat roofing materials.  We really know our business with over 35 years in the roofing industry and more than 24,000 roof inspections performed, we have the knowledge, the experience, the reputation, and the desire to solve your roofing problems.  We do not guarantee your roof will be free from future problems or litigation but we will greatly decrease the odds.

  • Throughout the roofing industry our reputation is well known as being very knowledgeable, fair, helpful, but yet tough, strict, and not missing much.  Our roof inspections are performed with consistency and we treat every roof the same no matter who roofed it.  The citizens of Greenwood Village and the other Cities/Counties where we have performed our Roof Inspection Service for their building departments have been very appreciative of our thoroughness in making sure the roofs have been installed correctly.  Many have thanked us personally and several have written letters to their respective building departments stating their satisfaction in giving them Peace of Mind knowing their roofs have been properly inspected.

  • We want to thank the Colorado Roofing Association for the short article they wrote in their December 2007 News Letter about us.  The article is titled Do You Work In Greenwood Village or Will You Be?  This article was written to advise roofing contractors who are working or are about to work in the City of Greenwood Village that Jim Ragsdale of RE/COR Inc. is the Roof Inspector there.  "Many contractors have experienced great difficulty when working in Greenwood Village due to a lack of knowledge of their expectations as installers."  The article then informed roofing contractors of our website.  The Colorado Roofing Association's website is www.coloradoroofing.org.

How and when is the roof inspection scheduled?

  • Simply phone in your request to 303-347-8689 or go to our Roof Inspection Request page and fill out the necessary information.  We will return your call or send an e-mail to confirm your request.

  • The roof inspections are performed by one of our inspectors generally within two days of receiving the request and the necessary roof inspection information, depending of course on weather conditions.

  • You do not need to be present at the time of the roof inspection unless you wish to be.  While you do not have to be present at the time of us performing our Roof Inspection Service access must be provided for if the roof eave is over two stories in height or if there are dogs or other access problems.

What you will receive?

  • With our Mid-Roof or Final Roof Inspection Service you will receive our hand written Roof Inspection Report that indicates the roof PASSED inspection; or if it FAILED our roof inspection, the Roof Inspection Report will contain a list of corrections.  Digital photos are optional at an additional cost but generally not needed for most Mid-Roof or Final Roof Inspections.

  • With our Condition of Roof Inspection Service you will receive our Digital Roof Inspection Report for better communication and documentation of our findings.  It is highly recommended to have photo documentation of the roof inspection.  Digital Photos are taken of some of the major problems with the roofing materials and accessories and/or their installation that we observe performing our Roof Inspection Service.  The photos are arranged onto our Digital Photo Roof Inspection Report with a written description.

When do you receive our written Roof Inspection Report?

  • We will give you our hand written Roof Inspection Report at the completion of our roof inspection.
  • A Digital Photo Roof Inspection Report will take a few days to complete and will be sent via e-mail or if you have no access to e-mail we will mail you a copy of the report.  Digital photos come out much better via e-mail and you can easily e-mail them to others.

What if the roof failed inspection?

  • Inform the contractor that their roof installation has failed the Initial Roof Inspection we performed.  If you wish, we will inform them of the results of our roof inspection if you provide us their contact information.

  • At your request, a RE-inspection of the roof may be scheduled after you have been informed that the corrections have been completed.

When is payment due?

  • Payment in full is due upon receipt of the written Roof Inspection Report.  Please make the check payable to RE/COR Inc.  (We are sorry, but at this time we do not accept credit cards.)  Please give your payment to our Roof Inspector when he gives you the written Roof Inspection Report or, if other arrangements have been made, mail your payment to:
