Below is our Roof Inspection Service Fee for individual Property Owners.

City/County Building Departments, Builders, Insurance Companies, Property Management Companies,
Roofing Contractors, or anyone else requesting multiple Roof Inspections please contact us for pricing.

Ask your local City/County Building Department if they have contracted their roof inspections to us. If they have, then there are no costs to property owners other than their Building Permit Fees for us to perform our Roof Inspection Service on recently installed roofs. The City/County pays for our services.

on the Standard Amount of Time it takes to perform our Roof Inspection Service.
if One Structure or if more.
on the Size of the Structure.
if the roof is walkable.
if the Location of the Job Address is within or more than 15 miles from the intersection of South Broadway Blvd. and County Line Rd. in Littleton, Colorado.
if it Passes our Roof Inspection or has Minimal Corrections.
if a Digital Photo Roof Inspection Report is desired.

Mid-Roof / Final Roof Inspection Service Standard Fee

for New Roof Installations

Our minimum Fees listed above for our Mid-Roof and Final Roof Inspection Service includes performing our Roof Inspection and our typewritten Roof Inspection Report. This type of roof inspection usually takes us about half an hour for one structure or unit that is about 2,000 square feet, walkable, and passes our roof inspection or has only minimal corrections. If additional time is required to perform our Roof Inspection Service, our rate is $120.00 per man-hour for any time over the first 30 minutes billed at quarter hour increments. Our minimum Roof Inspection Service Fee includes our costs for travel time, vehicle, and fuel expenses to and from the Job Address - if the Job Address where the Roof Inspection is performed is located within 15 miles (30 miles round trip) from the intersection of South Broadway Blvd. and County Line Rd. in Littleton, Colorado as calculated using Bing Maps. Our typewritten Roof Inspection Report will be sent via e-mail or postal service usually within 24 to 48 hours after the Roof Inspection is performed.

There is a Standard Travel Fee of $ 2.00 per round trip mile for Job Addresses located more than 15 miles (30 miles round trip) from the intersection of South Broadway Blvd. and County Line Rd. in Littleton, Colorado as calculated using Bing Maps to help cover some of the additional costs for our travel time, vehicle wear and tear and fuel. Example: Job Address is located 20 miles away. (20 x 2 = 40 miles round trip) (less 30 miles Standard Round Trip Mileage not charged for = 10 miles round trip miles outside of the Standard Round Trip Mileage) x $2.00 per round trip mile Travel Fee = an additional $20.00 added to our Roof Inspection Service Standard Fee listed above.

A typewritten Digital Photo Roof Inspection Report and Summary is not included but can be requested for an additional $150.00 and covers up to the first (25) Twenty-Five photos. Each photo over the first (25) Twenty-Five photos is $2.00 each. This type of roof inspection report will be e-mailed to you or mailed by postal service usually within a few days after the roof inspection is performed. Photos are generally not needed with Mid-Roof and Final Roof Inspections unless there are unresolved problems or concerns. However, in some cases, where there are many corrections and/or major corrections discovered, a Digital Photo Roof Inspection Report and Summary is recommended for better communication, documentation, or in case of litigation.

Our Condition of Roof Inspection Service or Hail/Wind Damage Roof Inspection includes the Field Roof Inspection and our typewritten Digital Photo Roof Inspection Report and Summary. This type of roof inspection usually takes us about half an hour for one structure or unit that is about 2,000 square feet, walkable, and has minimal problem areas or has hail/wind damage that is easy or somewhat easy to ascertain. If additional time is required to perform our Roof Inspection Service, our rate is $120.00 per man-hour for any time over the first 30 minutes billed at quarter hour increments. Our Condition of Roof Inspection Service or Hail/Wind Damage Roof Inspection Fee includes our costs for travel time, vehicle, and fuel expenses to and from the Job Address - if the Job Address where the Roof Inspection is performed is located within 15 miles (30 miles round trip) from the intersection of South Broadway Blvd. and County Line Rd. in Littleton, Colorado as calculated using Bing Maps. Our typewritten Roof Inspection Report will be sent via e-mail or postal service usually within a few days after the Roof Inspection is performed.

However, if for some reason a Digital Photo Report and Summary is not needed, our Service Fee for performing the Roof Inspection would then be reduced by $150.00.

Definitions of our Roof Inspection Service Standard Fee

Our Roof Inspection Service Fee varies depending on:

Standard Amount of Time - for us to perform our Roof Inspection Service and to hand write our Roof Inspection Report is about 30 minutes or less. If additional time is required to perform our Roof Inspection Service our rate is $120.00 per man-hour for any time over the first 30 minutes billed at quarter hour increments. The time spent performing our Roof Inspection Service starts once we arrive and ends when the written Roof Inspection Service Report has been completed.
One Structure - One single family home, townhome, duplex unit, building, office, warehouse, etc.
Size of the Structure - Standard Structure Size is defined as about 2000 square feet. Larger structures take more time and will be billed at $120.00 per hour for any time over the first 30 minutes.
Walkable - (Where most of the roof is less than 8:12 pitch)
An additional charge of $50.00 will be added to the Standard Roof Inspection Fee when the roof slope is steep and not easily walkable. (8:12 Pitch or more)
Location: There are no additional charges to our Standard Roof Inspection Fees listed above for our costs for travel time, vehicle, and fuel expenses to and from the Job Address - if the Job Address where the Roof Inspection is performed is located within 15 miles (30 miles round trip) from the intersection of South Broadway Blvd. and County Line Rd. in Littleton, Colorado as calculated using Bing Maps. There is a Standard Travel Fee of $ 2.00 per round trip mile for Job Addresses located more than 15 miles (30 miles round trip) from the intersection of South Broadway Blvd. and County Line Rd. in Littleton, Colorado as calculated using Bing Maps to help cover some of the costs for our travel time, vehicle wear and tear and fuel. Passes our Roof Inspection or has Minimal Corrections - When the roof installation, materials, and accessories pass our roof inspection or there are only a few corrections observed, it will take less time writing the Roof Inspection Report. Depending on how poorly the roof was installed and the number of corrections observed, it could take more time to perform the Roof Inspection and write the Roof Inspection Report and will be billed at $120.00 per man-hour for any time over the first 30 minutes.
Digital Photo Roof Inspection Report and Summary - is not included with Mid-Roof and Final Roof Inspections but can be requested for an additional $150.00 Fee and covers up to the first (25) Twenty-Five photos. Each photo over the first (25) Twenty-Five photos is $2.00 each. The Digital Photo Roof Inspection Report and Summary Fee, covering up to the first (25) Twenty-Five photos, is included with our Condition of Roof Inspection and our Hail/Wind Damage Roof Inspection. Again, as with the above, each photo over the first (25) Twenty-Five photos is $2.00 each. The Digital Photo Roof Inspection Report Summary is valuable where possible litigation may occur or there is a dispute between parties. It is highly recommended to have photo documentation of the roof inspection not only for documentation purposes but also for better communication. Digital Photos are taken of some of the major problems with the roofing materials and accessories and/or their installation that we observe performing our Roof Inspection Service. The photos are downloaded to our computer, resized, and arranged into our Digital Photo Roof Inspection Report Summary with a written description or caption. The more corrections that are observed results in more photos taken and more time spent entering the photos into our Inspection Reports.

A minimum trip charge of $50.00 plus our Standard Travel Fee will be assessed if we cannot gain safe access to the roof upon arrival due to the height over two stories, dogs, the roof is wet, the roof has too much snow or ice on it, etc.

Our Standard Consulting Fee is $140.00 for the first half hour and $120.00 per hour after that.

Our Standard Litigation Fee for any litigation service including mediations, arbitrations, depositions, court appearances, expert witness, etc. is $200.00 per hour. There is a minimum charge $200.00 for first half an hour of Preparation for any one of the above. If the preparation takes more time it will be billed at the rate of $200.00 per hour.

If access to the roof is more than two stories in height, a safe ladder or other means of access to the roof must be provided. We can rent, pick up and deliver a ladder that will reach three stories, if needed, for an extra fee.

The Fees listed above are subject to change at any time.

Payment in full is due upon receipt of the written Roof Inspection Report. Please make the check payable to RE/COR Inc. (We are sorry, but at this time we do not accept credit cards.) Please give your payment to our Roof Inspector when he gives you the written Roof Inspection Report or, if other arrangements have been made, mail your payment to:
